ACQUISITION CRITERIA
Location
We focus on Emerging market areas with indicators for strong near and long-term economic growth.
Asset Price
We focus on complexes that are 50+ units and can be acquired in the $4MM – $50MM range.
Asset Type
We look for class C- to B+ properties located in C- to A areas that were constructed in 1970 or newer.
Hold Period
Each asset is typically held 3-5 years depending on its exact business plan.
Unit Mix
We prefer to invest in properties where no more than 30% of the unit mix can be made up of one bedroom apartments.
Operating History
Occupancy above 80% with the exception of properties that require renovation, providing properties are well located and present value-add opportunities.
ACQUISITION CRITERIA
Location
Our primary focus is Central and Southeast Florida, along with the Dallas-Fort Worth metroplex—two of the fastest-growing regions in the U.S., fueled by pro-business policies, fiscal discipline, and strong population growth that create stable investment foundations.
Asset Price & Targets
We focus on complexes that are 50 to 100 units valued at $15–25 million, targeting properties that meet or exceed three key metrics: 15%+ average annual IRR, 6%+ average annual cash-on-cash returns, and 2x+ equity multiple.
Asset Type
We specialize exclusively in multifamily properties, targeting Class B+ and C+ assets in safe neighborhoods with robust demand drivers. These investments balance stability—reliable tenancy and economic resilience—with the potential to add value, boost cash flow, and long-term appreciation.
Hold Period
Each asset is typically held for 5years depending on its exact business plan.
Unit Mix
We prefer to invest in properties where no more than 20% of the unit mix are one-bedroom apartments.
Operating History
Occupancy above 98%, with the exception of properties that require renovation, provided properties are well located and present value-add opportunities.

A Path of Progress is where the greatest amount of building and development is currently happening, or soon to be.
